What a Gas Fireplace Inspection Actually Covers

Most Dallas homeowners with a gas fireplace have never booked a dedicated inspection. Gas feels cleaner than wood: no creosote, no ash, no yearly chimney sweep. But the parts inside a gas fireplace wear out on their own schedule, and that wear rarely shows until something has already failed.

A gas fireplace inspection is a safety and performance review of the appliance itself: the burner, the gas valve, the venting, the glass door seal and the placement of your CO detector, finished with a live test fire.

That is a different scope from a chimney inspection, which looks at the masonry structure, flue, crown and cap. If your home was built after 2000 and runs on gas, this is the inspection your fireplace actually needs.

The Chimney Inspection & Sweep has done these inspections across DFW since 1991, through the shift from wood-burning masonry chimneys in older Dallas neighborhoods to the prefab gas units in the northern suburbs.

Six Checkpoints on Every Inspection

No shortcuts based on the age of the unit or how it looks. Every inspection follows the same protocol, in the same order.

1. Burner assembly. Ports, pan and flame distribution corrode over time. Clogged ports give an uneven flame and incomplete combustion, which means more carbon monoxide.

2. Gas valve. We test how the valve responds to your switch, remote or thermostat. A valve that sticks or does not fully seat can let gas build up while the fireplace is off.

3. Venting. Pipe diameter, length and termination are checked against the unit’s BTU rating, along with chase settling, animal intrusion and separated joints.

4. Glass door gasket. A worn gasket lets combustion gases bypass the glass and enter the room. It is one of the most common failures on units in service five seasons or more.

5. CO detector placement. A detector too low or too far from the unit warns late, or not at all.

6. Test fire. Ignition, flame pattern, valve response and exhaust are confirmed while the system runs.

The Post-2000 DFW Suburbs Have the Widest Inspection Gap

Here is what most homeowners in Frisco, McKinney and Allen do not realize: the yearly gas fireplace inspection is a separate service from chimney cleaning. Most homes built after 2000 in these suburbs came with a prefab gas fireplace as standard. There is no masonry to sweep, so no sweep company ever came out, and the appliance may have run for five, eight or ten seasons without a single safety check.

DFW’s short heating season, roughly November through February, does not mean less wear. The burner still corrodes. The glass gasket still breaks down from heating and cooling cycles. The venting connector in the chase can open up during the months the fireplace sits unused.

A fireplace that lights every time can still be venting combustion gases poorly, and that produces no visible sign until the gases are already in the room.

We schedule inspections across Frisco, McKinney, Allen and the rest of DFW without multi-week waits in the fall. See also our Frisco services and gas fireplace inspection in Grapevine.

Your Written Report: Pass, Flag or Fail

After the inspection you get a document that covers every checkpoint with one of three notes.

Pass means the part is working within normal limits, with nothing to do before the next use. Flag means it works but shows early wear worth watching before next season. Fail means it needs attention before the fireplace is used again, and the finding is photographed and explained in plain language.

That written record matters for two reasons. You have a documented baseline, not an impression that disappears when the technician leaves. And if the appliance is still under a manufacturer’s warranty, the record shows it has been maintained. Verbal summaries do not hold up over time. Written reports do.

When a checkpoint fails, our gas fireplace repair team handles gasket replacement, valve service and venting corrections, so you are never left with a fail and no next step.

How Gas Fireplace Inspection Works, Start to Finish

Confirm Your Appliance

Before the visit we confirm your gas fireplace model, the venting setup and any known service history, including when the fireplace was last looked at.

On arrival the technician looks at the firebox opening, the vent connection at the appliance and the parts of the vent chase that can be reached, all before anything is switched on. That way the system is seen at rest first, exactly as it sits between uses.

Work Through All Six Checkpoints

The burner, gas valve, venting, glass gasket and CO detector placement are checked in order, every time, with no steps skipped on a unit that seems fine.

The test fire comes last. It shows how the system behaves under real operating conditions, not just how the parts look when cold: ignition, flame pattern, valve response and how the exhaust leaves the house.

Any flag or fail finding is photographed and written up with a plain explanation of what was found and what it means for using the fireplace.

Nothing is shortened for a newer unit. A valve that sticks only when hot, or a vent that spills only once warm, is exactly what this step is there to catch.

Walk Through the Report

Before we leave, we go through the written report with you. Every note is explained, and if anything needs follow-up we tell you what the repair involves and how soon it is needed.

You leave with a clear picture of the appliance and a document that confirms it, to keep with your home records or pass to a buyer.

FAQ

Gas Fireplace Inspection Questions

How much does a gas fireplace inspection cost in Dallas?

Our chimney and fireplace safety inspection is $79 and is waived when you book the repair. A diagnostic or gas leak test runs $125 to $140, and gas fireplace maintenance or repair runs $249 to $739. Your exact price is confirmed on site before any work starts.

Do gas fireplaces actually need annual inspections?

Yes. The burner, valve, venting and glass gasket wear regardless of how often you use the fireplace. One heating season is enough for heat cycles to advance gasket wear or for a venting connector to shift during the off-season. Most manufacturers call for a yearly inspection in their warranty documents.

How is this different from a chimney inspection?

A chimney inspection looks at the masonry structure: flue lining, crown, cap and structural condition. A gas fireplace inspection looks at the appliance: burner, gas valve, venting, glass seal and CO detector placement. A home built after 2000 with a prefab gas fireplace and no masonry chase needs the gas fireplace inspection, not a chimney sweep.

My fireplace lights fine. Do I still need an inspection?

Yes. A fireplace that lights every time can still fail on venting, the glass seal or CO detector placement. Whether the vent pipe diameter, length and termination match the unit's BTU rating cannot be judged by watching the flame. The inspections most likely to find a developing problem are the ones on fireplaces the homeowner believes are fine.

What standards do you follow on every inspection?

The burner is checked visually and during a live test fire. The gas valve is tested under operating conditions, not just looked at. Venting is checked against the unit's BTU rating, not only scanned where it is easy to see. The glass gasket gets a physical compression test. CO detector placement is judged against the appliance and the layout of the room. Every inspection ends with a written report.

How long does the inspection take?

Most gas fireplace inspections take one to two hours on site, including all six checkpoints, the test fire and the walk-through of your report. If a flag or fail finding needs detailed documentation, add 15 to 20 minutes.

Can you handle repairs found during the inspection?

Yes. Gasket replacement, valve service, pilot and ignition work and venting corrections are all within our scope. We explain the repair, the timeline and whether the fireplace is safe to use before the repair is done.

When should I schedule, and how far ahead?

Before the heating season, not during it. In DFW, October and November are the tightest months for appointments. Booking in September gives you the most choice of times and avoids the backlog that builds once nights turn cold.
