Chimney Chase Cover in Dallas: Typical price $1,000 – $3,500
Many Dallas-area homes built from the 1980s on have a factory-built fireplace instead of a masonry chimney. On the roof, the flue pipe runs up through a wood-framed box clad in siding: the chimney chase. The flat metal lid on top of that box is the chase cover, sometimes called a chase pan.
The chase cover keeps rain out of the chase and directs it off the edges. The flue pipe passes through a collar in the middle, and a storm collar and cap sit above it.
Builders usually installed galvanized steel covers. They are flat, they hold water, and in Texas weather they rust. Once they rust through, every rain runs straight into the chase, down the framing and often into the ceiling or the firebox below.
Chase leaks are often mistaken for roof leaks. If you have a factory-built fireplace and a stain near it, the chase cover is the first thing we check. Our chimney leak repair page covers other leak sources.
Many DFW neighborhoods built in the 1990s and 2000s, in Plano, Frisco, McKinney and Allen, have factory-built fireplaces with siding chases. Those original covers are now reaching the end of their life at the same time, which is why chase cover replacement is one of the most common leak repairs we do in the northern suburbs.
The most common finding is simple: a builder-grade galvanized cover that has rusted at the seams and around the flue collar. Replacing it with a sloped stainless steel cover with a raised collar and drip edges stops the leak at the source.
When a leak has been running for a while, the damage spreads. Trim boards rot, siding swells, and the corners open up. Sometimes the framing inside the chase is wet. We open up what needs opening, replace the rotten wood, and re-side and re-trim the chase so it matches the house.
Some chases are also too short for the roof line and need to be built up so the flue clears the roof properly. We handle chase build-ups as well.
Animals are another chase problem. Gaps around a rusted cover or a damaged storm collar let birds and squirrels into the chase, where they nest on the insulation. We seal those gaps when we replace the cover, and handle animal and nest removal if something has already moved in.
Chase cover replacement: a custom-measured stainless steel cover with a slight slope, cross-breaks to shed water, a raised flue collar and drip edges on every side. Stainless doesn’t rust the way galvanized does.
Trim replacement and caulking: rotten or split corner boards and trim replaced and sealed.
Siding repair or full rebuild: from re-nailing, caulking and painting a few boards to replacing all the siding, trim and corners on the chase.
Rotten wood repair: damaged sheathing and framing replaced before new siding goes on.

Paint is part of the job. New trim and siding is primed and painted to match the house, and every joint is caulked so water sheds off the chase instead of soaking into it. A chase that is sealed properly at the top, sides and corners should not need attention again for many years.

Rotten wood, siding and trim are replaced, primed, caulked and painted so the chase matches the rest of the house. Where the chase needs height, a build-up is added before the new cover goes on.
