Regular cleaning removes soot, debris, and early-stage creosote – a combustion byproduct that builds up on flue walls and becomes a fire hazard in concentrated form – that accumulates with every wood fire. DFW’s heating season runs short. Most homeowners burn from November through February. That is enough use to warrant a cleaning before the next season starts.
Chimney Inspections – Tier 1, Tier 2, and Tier 3
An inspection and a cleaning are not the same service. Cleaning removes what is there. An inspection evaluates whether the system is structurally sound.
Tier 1 covers all accessible components – firebox walls, damper, smoke shelf, crown, and cap – with a visual check and a written summary.
Tier 2 adds video flue scanning. Camera equipment moves through the full liner interior. This is the level required when a home is being sold or purchased. In DFW’s active real estate market – particularly in Plano, Frisco, McKinney, and Allen – we run Tier 2 inspections year-round for buyers, sellers, and the realtors coordinating between them.
Tier 3 involves partial demolition to access damage concealed behind walls or inside a chase structure. It is not common, but it is necessary after a chimney fire or a major weather event when the damage is real and the camera cannot reach it.
DFW’s climate is hard on masonry. Spring storms bring hail and heavy rain. Summer heat tops 100°F for weeks. Winter ice events – not frequent, but real – freeze water inside mortar joints and crown cracks, widening them. The repair list reflects all of it.
Small components cause large problems when they fail. A missing chimney cap – the metal hood mounted over the flue opening that blocks rain, sparks, and animals – leaves the flue exposed through DFW’s spring nesting season and storm season simultaneously.
We replace and install chimney caps, top-sealing dampers, and stainless steel chase covers for prefab chimney systems. Same-day sizing and installation are available when the component needs to come off the roof before the next rain.
Most DFW homes built after 2000 have gas fireplaces, not wood-burning masonry systems. Gas feels simpler. It is not maintenance-free. Thermocouple failure – the component that keeps the gas valve open when the pilot is lit – is the most common reason a gas fireplace stops responding at the start of the heating season. We diagnose the specific failed component and repair it in a single visit.
Gas fireplace inspections are a separate service from masonry chimney inspections. The inspection points – burner condition, gas valve operation, venting adequacy, glass gasket seal – do not overlap with what a standard chimney inspection covers.

A fireplace odor in July – when the fireplace has not been used since February – is one of the most common calls we get. Sealed DFW homes running air conditioning create negative air pressure. That pressure pulls air from the flue into the living room, and whatever is sitting in the flue comes with it.
