When a Chimney Needs More Than a Repair

Most chimney masonry problems start small: a few open mortar joints, a cracked crown, some spalled bricks near the top. Caught early, those are brick repairs and a day of work.

Left alone, water does the rest. It washes out the mortar, freezes in cracks on the coldest nights, and pushes bricks loose. The top of the chimney goes first because it takes the most weather. Eventually the chimney leans, bricks fall, or the inside of the chimney becomes unsafe to use.

A rebuild replaces the damaged masonry instead of patching it. That can mean the top two to four courses, everything above the roof line, or, in the worst cases, the full chimney down to a solid base.

Signs Your Chimney May Need Rebuilding

A leaning chimney is urgent. It can be a sign of foundation movement, which is common with North Texas clay soil, and it can put loads on the roof the chimney was never meant to carry.

North Texas clay soil expands when it is wet and shrinks in drought, and tall masonry chimneys feel that movement. Small cracks that open and close with the seasons let water in, and over the years that water does the damage that leads to a rebuild.

What We Find on Dallas-Area Masonry Calls

The most common job is a top-course rebuild. The first few rows of brick below the crown take the worst of the rain and sun, and by the time a crown has failed, those courses are usually loose. We take them down, rebuild with matched brick and fresh mortar, and pour a new crown.

Second is tuckpointing: grinding out worn mortar and packing new mortar into the joints. Done in time, it adds many years to a chimney without touching the bricks.

Full rebuilds are less common and always confirmed on site. When a chimney is unsafe, damaged from top to bottom, or no longer needed, we can also take it down completely and close up the roof.

Matching matters for resale. A rebuilt chimney with mismatched brick stands out from the street, so we bring brick samples, compare color and texture in daylight, and tint the mortar to match the existing joints as closely as possible.

Most rebuilds include the parts that keep water out afterwards: a properly poured crown with an overhang, new flashing, a stainless cap and a breathable water repellent. Rebuilding the brick without them only resets the clock.

Permits, scaffolding and roof protection are planned before the first brick comes down, and the area around the house is cleaned up at the end of every day.

Rebuild and Match

Damaged masonry is taken down to sound brick.

The chimney is rebuilt course by course with brick and mortar matched as closely as possible to the original, so the repair blends with the rest of the house. Flue tiles are reset or replaced as the rebuild goes up.

A new crown is formed with the correct overhang and slope, new flashing is installed where the chimney meets the roof, and a cap goes on top so the new work is protected from the first storm.

Seal and Finish

Before the crew leaves, the new work is finished properly.

The masonry is cleaned of mortar residue and waterproofed. We show you photos of every stage and the finished chimney.
