Brick and mortar look solid, but both are porous. A brick chimney soaks up rain like a sponge, and that water does damage on its way through: it washes out mortar, breaks down the face of the brick, rusts dampers and caps, and eventually shows up as a stain inside the house.
Chimney waterproofing is a breathable, vapor-permeable water repellent applied to the outside of the masonry. It stops liquid water from soaking in while still letting moisture inside the brick escape as vapor. That second part matters: a regular paint or sealant traps moisture and makes the brick spall faster.
Waterproofing is one layer of protection. It works best when the cap, the crown and the flashing are also doing their jobs.

The timing of waterproofing matters. Brick must be dry when the repellent goes on, so we schedule around rain, and new masonry or mortar needs time to cure before it is sealed. Applied to wet brick or fresh mortar, even the best product will not bond properly.
Most waterproofing calls start as leak calls. Once we’re on the roof, the cause is usually a combination: a cracked crown letting water into the core of the chimney, open mortar joints on the weather side, and old caulk at the flashing that has dried out.
We fix the openings first. Cracked joints get sealed or repointed, gaps around the chimney get caulked, and the crown is sealed. Then the water repellent goes on so the brick itself stops absorbing rain.
Inside the chimney, the smoke chamber and the flue can also let moisture and gases into the masonry. Sealing those surfaces protects the structure from the inside.
Older Dallas chimneys built with softer, more porous brick absorb far more water than newer, denser brick. Those are the chimneys that benefit most from a water repellent, and the ones where skipping it shows up fastest as flaking brick faces and crumbling joints.
We also check the flashing at the roof line every time. Waterproofing the brick does nothing for a gap where the flashing has pulled away, so those repairs are handled through our flashing repair service.
Water repellent: a breathable siloxane-based treatment sprayed onto clean, dry brick. It soaks in rather than forming a film, so the chimney looks the same afterwards.
Chimney mortar seal: treatment for joints that are worn but still sound.
Caulking and sealing around the chimney: flexible sealant where the chimney meets the roof, siding or flashing.
Smoke chamber and flue sealing: heat-resistant coatings applied inside the chimney to seal rough or cracked masonry above the firebox and inside the flue.
Inside the chimney, flue and smoke chamber sealing are usually recommended after a camera inspection shows rough, gapped or cracked masonry. A smooth, sealed smoke chamber also improves the draft, because smoke moves up a smooth surface more easily than over rough, stepped brick.

Sealer is the last step, not the first.
The technician inspects the cap, the crown, the brick faces, the mortar joints and the flashing at the roof line, and checks inside the firebox and attic for staining. Water usually enters in one or two places, and those have to be fixed before any coating goes on.
You get a clear list of what needs repairing and a fixed price for the full job.
Openings are repaired before anything is sealed.
Cracked crowns are sealed, open mortar joints are filled, failed caulk around the chimney is cut out and replaced and loose flashing is resealed. Then the brick is cleaned and a breathable, vapor-permeable water repellent is applied evenly to every face, so water is kept out while moisture inside the masonry can still escape.
When the leak is inside the chimney, the smoke chamber or flue is sealed the same visit.
