What Your Fireplace Damper Does

The damper is the plate that opens and closes your chimney. Open, it lets smoke out while the fire burns. Closed, it keeps your heated or cooled air from escaping up the flue and keeps outside air, insects and rain from coming down.

Most Dallas homes with masonry fireplaces have a throat damper: a cast iron plate just above the firebox, worked by a handle, lever or chain. Some homes have a top-sealing damper instead, mounted at the top of the chimney and opened with a cable.

When a damper fails, you notice it in one of two ways. Either it won’t open and the room fills with smoke, or it won’t close and the fireplace becomes a draft that runs up your electric bill all summer.

Signs Your Damper Needs Repair

  • The handle moves but the plate stays shut, or the plate is stuck open
  • You can feel cold or hot air coming from the fireplace with the damper closed
  • Rust flakes or debris drop into the firebox when you move the handle
  • The plate is warped and won’t seat flat
  • A chain, handle or cable has broken
  • Smoke rolls into the room even though the damper seems open

Texas humidity and rain coming down an uncapped flue are the usual causes. Water rusts the hinge and the plate, and heat from fires warps it over time. A missing cap often means a rusted damper; see chimney cap installation.

In Dallas, summer is when most people notice a damper problem. A damper that no longer seals lets cooled air flow up the chimney all day, and on a 100-degree afternoon that shows up on the electric bill. Winter brings the opposite: cold air and a draft across the floor in front of the fireplace.

What We Find on Dallas-Area Damper Calls

Many dampers just need work: freeing a seized hinge, re-aligning the plate so it seats, replacing a handle or adding a lock-out so it can’t close on a gas log fire. Those repairs are quick and inexpensive.

Others are past saving. A plate that has rusted through or warped badly won’t seal again, and the frame it sits in may be cracked. In that case we replace the damper or recommend a top-sealing damper, which avoids working inside a damaged throat entirely.

If you burn gas logs, the damper must be locked partly open so combustion gases can escape. We check that every visit, because a closed damper with gas logs running is a carbon monoxide risk.

We also find dampers that were painted shut, dampers with missing pins, and dampers blocked by fallen debris or a bird nest sitting on the plate. Clearing and freeing those is usually part of the same visit. If you see debris or hear animals above the damper, our animal removal team handles that safely.

Throat Damper Repair or a Top-Sealing Lock-Top Damper

Throat damper repair is the right call when the frame is sound. We clean, re-align and lubricate the mechanism, and replace handles, chains or the plate where needed.

Damper replacement or a damper door suits fireplaces where the original plate can’t be saved but the throat is in good shape.

Lock-top (top-sealing) dampers mount at the top of the chimney with a rubber-gasketed lid. Closed, they seal far tighter than any cast iron throat damper, keep rain and animals out, and cut energy loss. Many Dallas homeowners choose them when the old damper fails.

We also replace ash and cleanout doors, which rust and leak in the same way.

Top-sealing dampers have one more advantage for Dallas homes: because the lid sits at the top, the whole flue stays sealed from rain, so the inside of the chimney stays drier and the smoke chamber lasts longer. The cable is anchored in the firebox where you can reach it, and the lid opens fully for a wood fire.

How Chimney Damper Repair Works, Start to Finish

Inspect the Damper

We start with the damper you already have.

The technician works the handle, checks whether the plate opens fully and closes flat, looks up into the throat with a light, and checks the smoke chamber and the flue above for rust, debris or a nest that is jamming the plate.

You get a clear repair-or-replace recommendation and a fixed price before anything is taken apart.

Repair or Replace

Most damper problems are fixed in one visit.

Repairs are done on the spot: a stuck plate is freed and cleaned, a warped frame is re-aligned, a broken handle or worn pivot is replaced, and a lock-out is fitted on gas log fireplaces so the damper can never be closed while the gas is on.

When the old damper is beyond repair, we replace it with a new throat damper or recommend a top-sealing lock-top damper installed at the top of the flue, with the release cable run down to the firebox.

Test Open and Closed

Before the crew leaves, the damper is tested both ways.

It opens fully for a fire and seals properly when closed. On gas log fireplaces we confirm it is locked safely open, and we show you how to work the handle or cable.

FAQ

Chimney Damper Repair Questions

How much does fireplace damper repair cost?

Most damper repairs in Dallas cost $129 to $330. Replacing the damper runs $600 to $1,289, and a top-sealing lock-top damper with cap runs $1,300 to $1,509.

Can a rusted damper be fixed?

If the plate and frame are still solid, usually yes. If the plate has rusted through or warped, replacement or a top-sealing damper is the better fix.

What is a lock-top damper?

A damper mounted at the top of the chimney with a gasketed lid, opened and closed by a cable in the firebox. It seals better than a throat damper and also works as a chimney cap.

What is the most energy-efficient setup for a fireplace I rarely use?

If you rarely use the fireplace, a top-sealing damper combined with a good cap is the most energy-efficient setup you can have without removing the fireplace.

Should my damper be closed with gas logs?

No. With gas logs the damper must stay partly open so combustion gases can escape. We can install a lock-out clamp so it can't be closed by accident.

Why is there a draft from my fireplace?

Usually a damper that no longer seals. A top-sealing damper is the most effective fix.

Can you fix a damper chain or handle?

Yes. Handles, chains and cables are replaced on the spot in most cases.

How long does a damper repair take?

Most repairs take under an hour. Replacements and lock-top dampers are usually completed the same visit when parts are in stock.

Can a damper cause smoke in the room?

Yes. A damper that only opens partway, or a plate stuck at an angle, restricts the draft and pushes smoke back into the room.

Do top-sealing dampers work with gas logs?

They must be set so they cannot close fully while gas logs are in use. We configure them correctly for gas fireplaces.
